Rising up into the Charlotte skyline in between the Carolina Panthers football stadium and the Charlotte Knights minor league baseball stadium, 401 South Graham will have one of the most unique combinations of vertical, mixed-use space in the city when it opens in late 2020. The 29-story tower includes approximately 156,500 sf of office space on 7 levels, 196 apartments on 12 residential levels, 7 levels of parking, roof, and transfer levels. The ground floor will include a street-level lobby for the office floors and a separate lobby for the residential units, service areas, a parking access ramp, and retail space. The leasing center, residents’ club room, fitness center, yoga studio, and pool deck, all located on the 18th floor, showcase the prime urban location with expansive city and stadium views. The amenity deck, in addition to providing unparalleled views of Charlotte, features fire pits, transparent glass wind screens, seating and grill areas. First National Bank (FNB) will be the building’s anchor tenant and will have office space in the building as well as a branch bank at street level. With the tower situated on just 2/3 of an acre, the building design requires carefully designed, highly efficient floor plates that make the most of the available land. The project is expected to achieve LEED and Green Globes Certifications. RJTR is providing architectural and interior design services, as well as overseeing structural and MEP engineering design services for Dominion Realty Partners.
