RJTR provided master planning, architecture design, interior design, structural, MEP design services for Terwilliger Pappas Multifamily Partners. The building footprint is designed to break up the scale of the building and create courtyard amenity areas including a central pool courtyard that features a large outdoor covered porch. The overall concept was to create a hospitality oriented lobby including a concierge desk; replacing the traditionally expected leasing desk. The goal was to help residents feel as though they’re living in a luxury hotel within the residential community. In doing so, we created open visible connectivity between all spaces of the amenity areas through the use of glass and decorative privacy screens. The amenity floor plan allows tenants to hold private events within a cozy sophisticated space, or a larger open area; giving flexibility to all tenants. Tying unique amenity spaces together under one cohesive design, we used consistent design elements, luxury materials, artwork, light color tones, and contemporary light fixtures. This project is designed to achieve NGBS Bronze status.
