RJTR is providing architecture, structural, civil, and interior design services for a new Living & Learning Community on the campus of the Morehouse School of Medicine (MSM) in Atlanta’s historic West End.  A joint project between Carter and MSM, the project will deliver housing, health & wellness, retail, and office space for the Atlanta University Center consortium schools. The apartment building (Type IIIA construction) consists of roughly 190 units in approximately 190,500 GSF.  The five story building wraps an approximately 18,000 SF courtyard, which is open to the sky.  In addition to the residential units themselves, the residential building houses a clubroom, leasing office, several study rooms, and approximately 2,600 SF of retail.  The steel office building (Type IIB construction) measures approximately 37,000 GSF on 3 levels.  The first level of the office building – which aligns with the second level of both the residential building and the parking deck – houses a small lobby and approximately 10,000 sf of tenant space.  Levels 2 and 3 of the office building are tenant space (fit-out design by others).  The structured precast parking deck provides approximately 320 parking spaces on 4.5 levels.  The flat trays of the parking deck align with the residential floors, allowing residents simple access between the two.  In addition to the structured parking deck, the project will deliver a 160-space surface parking lot to the west. The project has an anticipated completion date in the Spring of 2020.
